Guests are responsible for providing accurate information during the booking process, including contact details and payment information.

2. PRICES AND PAYMENTS

All rates displayed on the website are subject to change without prior notice.

The final price of the reservation is confirmed at the time of booking.

Payments may be processed according to the selected rate plan and booking conditions.

3. CANCELLATIONS AND MODIFICATIONS

Cancellation and modification policies vary depending on the selected rate plan.

Guests should review the applicable cancellation policy before confirming a reservation.

4. CHECK-IN AND CHECK-OUT

Check-in and check-out times are displayed during the booking process and may be updated from time to time.

Early check-in and late check-out are subject to availability and may incur additional charges.

5. PROPERTY INFORMATION

Komitas Residence offers apartment-style accommodation in Yerevan.

Please note that the building does not have an elevator. Apartments are located on different floors, and guests should consider this before making a reservation.

6. GUEST RESPONSIBILITIES

Guests are responsible for maintaining the apartment in good condition and complying with all property rules.

Any damage caused by guests may result in additional charges.

7. WEBSITE USE

Users agree not to misuse the website, attempt unauthorized access, or interfere with its operation.

All content on this website is protected by applicable intellectual property laws.

8. LIABILITY

Komitas Residence is not responsible for losses resulting from circumstances beyond its reasonable control, including force majeure events, transportation disruptions, or technical failures.

9. PRIVACY

Personal information collected through this website is processed in accordance with our Privacy Policy.

By using this website and making reservations, you acknowledge and agree to these Terms of Use.

These Property Rules are established to ensure the comfort, safety and privacy of all guests and to protect the apartments, furniture, equipment and common areas of Komitas Residence.

By making a reservation, checking in or staying at Komitas Residence, the guest agrees to comply with these rules. The person named on the reservation is responsible for ensuring that all occupants and visitors associated with the reservation also comply with them.

1. Check-in and Check-out

Check-in is from 15:00 and check-out is by 12:00, unless another time has been confirmed by Komitas Residence in writing. These times correspond to the property's currently published conditions. komitasresidence.am

Guests must vacate the apartment and return all keys or access devices by the agreed check-out time.

Late check-out is subject to prior approval and may incur an additional charge.

2. Proper Use and Care of the Apartment

The apartment is provided to the guest in clean and functional condition. Guests must use the apartment, furniture, appliances, kitchen equipment, bathroom fixtures and all other property carefully and only for their intended purposes.

Guests must not deliberately or negligently damage, misuse, dismantle, alter or remove any property belonging to Komitas Residence.

Furniture and equipment must not be moved between apartments or common areas without authorization.

Guests must immediately inform Komitas Residence of any breakage, water leakage, malfunction, accident or damage discovered or caused during the stay.

3. Cleanliness

Guests are required to maintain reasonable cleanliness and hygiene throughout their stay.

Waste must be placed in the appropriate waste containers and must not be allowed to accumulate excessively inside the apartment.

Food waste, cooking oil, sanitary products, wipes or other inappropriate materials must not be disposed of through toilets, sinks or drains.

The apartment must be left at check-out in a condition reasonably consistent with normal residential use.

Guests are not expected to perform professional housekeeping before departure. However, extraordinary cleaning resulting from excessive dirt, rubbish, stains, food waste, smoking, strong odors or misuse may be charged separately.

4. Damage, Breakage and Missing Property

The registered guest is responsible for damage caused to the apartment or Komitas Residence property by the guest, other occupants or visitors admitted by the guest.

This includes damage to or loss of:

• furniture and furnishings;
• appliances and kitchen equipment;
• televisions and electronic equipment;
• mattresses, bed linen and towels;
• doors, windows and locks;
• walls, floors and ceilings;
• sanitary equipment and plumbing;
• keys and access devices;
• decorations and other apartment property.

Komitas Residence may require reimbursement of reasonable and documented repair, replacement, restoration or extraordinary cleaning costs resulting from guest-caused damage.

Normal wear and tear is excluded.

5. Noise and Respect for Other Guests

Komitas Residence is an accommodation property in a residential environment. Guests must respect the peace, privacy and comfort of other guests and neighboring residents.

Quiet hours are from 22:00 to 07:00.

During quiet hours, television, music, conversations, telephone calls and all other sources of noise must be kept at a level that cannot reasonably disturb other guests or neighbors.

At all times, the following are prohibited:

• excessive noise;
• shouting or loud conversations;
• loud music or television;
• repeated door slamming;
• disruptive behavior in apartments or common areas;
• any other activity that unreasonably disturbs other guests or neighbors.

6. Parties, Events and Gatherings

Parties, celebrations, events and disruptive gatherings are strictly prohibited unless expressly approved in advance by Komitas Residence.

Apartments may not be used as party or event venues.

A reservation does not give the guest the right to invite an unrestricted number of visitors to the apartment.

7. Registered Guests, Occupancy and Visitors

Only guests registered under the reservation are permitted to stay overnight.

The number of persons occupying the apartment must not exceed the maximum occupancy or the number confirmed in the reservation without prior authorization.

Unregistered overnight guests are prohibited.

Visitors are the responsibility of the registered guest and must comply with all Property Rules.

Komitas Residence may restrict visitor access where reasonably necessary for security, safety, occupancy control or the comfort of other guests.

The apartment may not be sublet, transferred or provided for accommodation to another person.

8. Smoking

Smoking inside apartments and indoor common areas is strictly prohibited.

This prohibition includes cigarettes, cigars, electronic cigarettes, vaping devices, heated tobacco products and hookahs.

Where smoking causes odors, stains or contamination requiring extraordinary cleaning, deodorization, textile treatment or restoration, the guest may be charged the reasonable associated costs.

9. Kitchen and Cooking

Kitchen facilities are provided for normal household cooking.

Guests must:

• use appliances only for their intended purposes;
• never leave cooking unattended;
• switch off cooking equipment after use;
• keep cooking areas reasonably clean;
• dispose of food and cooking waste appropriately; and
• avoid activities creating excessive smoke, persistent odors or fire hazards.

Open flames and unauthorized cooking, heating or electrical equipment are prohibited.

10. Safety and Security

Guests must take reasonable precautions to protect themselves, other guests and the property.

Apartment doors must be properly closed when leaving.

Keys, access cards and access codes must not be given to unauthorized persons.

Guests must not interfere with or disable:

• smoke detectors;
• fire alarms;
• fire extinguishers;
• security systems;
• electrical systems;
• internet/network equipment; or
• other safety installations.

Any emergency, fire, water leakage, electrical problem or significant technical malfunction must be reported immediately.

11. Prohibited Conduct

The following activities are prohibited:

• illegal activities;
• threatening, abusive or harassing behavior;
• deliberate property damage;
• possession or use of illegal substances;
• dangerous activities;
• unauthorized commercial activities involving visitors or customers;
• unauthorized parties or events;
• activities creating a significant fire, health or safety risk.

12. Pets

Pets are permitted only if expressly approved by Komitas Residence before arrival.

Where a pet has been authorized, the guest remains responsible for cleanliness, noise and any damage caused by the animal.

13. Housekeeping and Property Access

Guests must provide reasonable access to authorized Komitas Residence personnel where necessary for housekeeping, maintenance or repair.

Komitas Residence may enter an apartment without prior notice where reasonably necessary because of an emergency, fire or safety risk, water leakage, serious technical malfunction, suspected significant property damage or another urgent situation.

Guest privacy will be respected in all other circumstances.

14. Personal Property During the Stay

Guests are responsible for taking reasonable care of their personal belongings.

However, these Terms do not exclude any responsibility of Komitas Residence that cannot legally be excluded. Under Article 852 of the Armenian Civil Code, hotels have statutory responsibilities concerning guest property, and a general statement attempting to exclude that liability is ineffective. Arlis

Guests who discover loss, shortage or damage to their property should report it to Komitas Residence immediately, as Armenian law specifically requires prompt notification. Arlis

Money, securities and other valuables should be handled in accordance with the property's available safekeeping arrangements.

15. Items Left After Check-out

Guests are responsible for removing all belongings and personal items from the apartment before check-out.

Before leaving, guests should carefully check:

• wardrobes and drawers;
• beds and bedside areas;
• bathroom;
• kitchen;
• refrigerator and freezer;
• cupboards;
• balconies, where applicable; and
• all other storage areas.

Food and Perishable Items

All food, beverages and other perishable products left in the apartment, kitchen, refrigerator or freezer after check-out may be removed immediately as part of housekeeping.

This includes opened and unopened food and beverages.

Guests must not leave food in the apartment or refrigerator with the expectation that Komitas Residence will preserve or store it.

Clothing and Other Personal Belongings

Clothes, shoes, bags and other personal belongings must also be removed before check-out.

However, personal belongings that reasonably appear to have been accidentally left behind will be handled in accordance with applicable lost-property requirements rather than automatically treated as rubbish.

This distinction is necessary because Armenian Civil Code Article 180 establishes obligations concerning found property, including property found inside a building. Arlis

Documents, money, bank cards, jewelry, electronic devices, luggage and other apparently valuable or identifiable property will not intentionally be treated as ordinary waste.

Komitas Residence does not undertake to provide a general luggage or personal-property storage service after check-out unless such storage has been specifically agreed.

16. Condition of the Apartment at Check-out

Before departure, guests must:

• remove their personal belongings;
• remove food and beverages they wish to retain;
• dispose of ordinary rubbish appropriately;
• leave kitchen equipment in reasonable condition;
• ensure that Komitas Residence property has not been removed;
• switch off appliances where appropriate;
• return keys/access devices as instructed; and
• leave the apartment in a reasonably clean and orderly condition.

17. Extraordinary Cleaning

Normal housekeeping is included according to the conditions of the reservation.

Additional charges may apply where extraordinary cleaning is required due to circumstances beyond normal accommodation use, including:

• excessive rubbish;
• severe food contamination;
• smoking inside the apartment;
• permanent or difficult stains;
• heavily soiled mattresses, furniture or textiles;
• inappropriate use of towels or bed linen;
• strong odors requiring professional treatment;
• blocked plumbing resulting from improper disposal; or
• other excessive cleaning caused by misuse of the apartment.

Any charge should reflect the reasonable cost of cleaning or restoration.

18. Violation of Property Rules

Komitas Residence may require a guest to immediately stop conduct that violates these rules.

Serious or repeated violations may result in further action in accordance with the reservation conditions and applicable law.

Examples include:

• repeated excessive noise;
• unauthorized parties;
• serious disturbance of other guests;
• unauthorized occupants;
• smoking inside the apartment;
• deliberate or serious property damage;
• threatening or abusive conduct;
• interference with safety equipment; or
• illegal activities.

Where legally and contractually permitted, the guest remains responsible for accommodation charges and documented costs arising from damage or violations.

19. Reservation and Cancellation Conditions

The cancellation conditions applicable to the selected rate at the time of booking form part of the reservation.

Komitas Residence currently publishes a standard cancellation policy allowing cancellation without charge up to 72 hours before arrival, with the first night charged for cancellation within 72 hours or no-show. Non-refundable reservations are charged in full and are not refundable or modifiable; different conditions may apply to long-stay, corporate or group bookings. komitasresidence.am

Where the conditions displayed for a particular rate or booking channel differ, the conditions confirmed for that reservation apply.

20. Guest Responsibility

The person named on the reservation is responsible for the conduct of all persons occupying or visiting the apartment under that reservation.

By completing the reservation and/or checking in, the guest confirms that the Property Rules have been made available and agrees to comply with them.

21. Applicable Law

These Property Rules and the guest's stay are governed by the applicable laws of the Republic of Armenia.

Nothing in these Terms excludes or restricts rights or liabilities that cannot lawfully be excluded or restricted.
